Ex Cotonificio Olcese - A reuse project, Industrial Area (Novara), Italy

Le aree dell’Ex Cotonificio Olcese e del V Deposito, poste a Nord-Est fuori le mura antiche della città di Novara, sono vecchie aree industriali e demaniali che oggi versano in stato di degrado e abbandono. Il progetto di riuso dell’ex cotonificio deriva dallo studio di un Masterplan generale che interviene su entrambe le aree e tenta di ricucire il margine e le relazione tra le aree stesse e il contesto circostante tramite il consolidamento di tracciati esistenti e la creazione di altri del tutto nuovi.
La riqualificazione delle aree e la loro messa a sistema ha portato ad uno studio dettagliato degli spazi aperti che si intrecciano con le diverse attività: spazi di attesa, spazi di divertimento, spazi di relax, spazi dedicati allo sport... in una complessità continua generatrice di movimento e relazioni. 
In particolare il progetto affronta i temi del riuso di vecchi spazi industriali abbandonati: l’ex cotonificio Olcese, utilizzato fino alla fine degli anni Ottanta, è una struttura puntiforme con pareti in mattoni pieni, tripartito in pianta. I collegamenti verticali suddividono gli spazi, un tempo lavorativi, in tra parti distinte, due ali e un corpo centrale.
L’obiettivo del progetto è quello di restituire alla città una parte di essa abbandonata con l’idea che possa diventare un nuovo centro e una “Nuova Porta” per Novara. 
La parte centrale dell’edificio, interamente sventrata come se fosse la rovina stessa del manufatto, accoglie una nuova struttura in acciaio con copertura vetrata che, come una “scatola nella scatola”, emerge in copertura: da questo luogo di passaggio coperto si diramano i collegamenti ai diversi livelli e spazi previsti nelle due ali laterali (uffici, biblioteca, spazi conferenze/convegni, spazi espositivi, spazi di ristoro, ...) sottolineati anche dalle passerelle che percorrono il perimetro della scatola e in alcuni casi l’attraversano creando passaggi in quota e nuovi punti di vista. 
La luce, nella parte centrale, penetra dalla grande copertura vetrata della scatola, mentre, nelle ali laterali attraverso le grandi vetrate originali dell’edificio e, in alcuni casi, da patii interni aperti ricavati tra i diversi spazi.

The areas of the Ex Olcese cotton mill and the V Deposit, situated North-East outside the ancient walls of the city of Novara, are old industrial government areas which are in a state of neglect and decay nowadays. The project to re-use the ex cotton mill comes from a study of a general masterplan which is directed to both areas and attempts to mend ties and relationships between the areas themselves and surrounding by confirming existing paths and by creating totally new ones.
The re-development of the areas and their placing in a system has brought about a detailed study of open spaces which interwine with other various activity areas which are awaiting a use, entertainment areas, areas for relaxation, areas dedicated to sport  all in a continuous complexity generating movement and relations.
In particular the project faces the themes to re-use the abandoned ex industrial areas: the ex Olcese cotton mill which was functioning until the end of the 1980s. It is a pointed - shaped building, with walls made of solid bricks, divides in three separate parts. The vertical connections divide the spaces which were once working areas, in three distinct parts, two wings and a central body.
The aim of the project is to back a part of the abandoned area to the city so it can become a new centre and a “New Gateway” for Novara. 
The central part of the building literally emptied as if it were a ruin of manufacture itself, houses a new building in steel with a glass roof, like a box inside a box, which comes out at the top from this covered path way. There are connections to different levels and planned areas in the two side wings (offices, library, conference/meeting areas, exhibition areas and refreshment areas). Other areas indicated are those that go around the edge of the box and in some cases go across it, so creating high up paths and new points of view.
In the central part the light penetrates the big glass roof of the box while in the wings it shines through the large original windows of the building and, in some cases, from internal open parts in the building.
